3. Estimates, Pricing, and Payment
3.1 Estimates
We provide written estimates before any work begins. Estimates are based on information available at the time of assessment, including property size, construction type, existing radon levels, and site conditions. Actual costs may vary if additional work is required due to unforeseen conditions discovered during installation (e.g., unusual foundation types, inaccessible areas, code compliance requirements). Any additional costs will be communicated and approved by you before proceeding.
3.2 Pricing
Pricing varies based on property size, system complexity, and materials required. All quoted prices include labor, standard materials, and post-installation radon testing where specified. Prices do not include any necessary permits unless explicitly stated (permit requirements vary by municipality in Minnesota).
3.3 Payment Terms
- Residential Projects: Payment is due in full upon satisfactory completion of installation unless other arrangements are made in writing before the project begins
- Commercial Projects: Payment schedule and terms are defined in the commercial service agreement
- Real Estate Services: Payment is typically due at or before closing, or as specified in the service agreement
- Accepted Payment Methods: Check, cash, or card (processing fees may apply for credit card payments)
Late Payment:Accounts unpaid 30 days after the due date may be subject to a late fee of 1.5% per month on the outstanding balance. Radon Stoppers reserves the right to place a mechanic's lien on the property for unpaid services in accordance with Minnesota Statute § 514 (Mechanic's Liens).
4. Warranty
5-Year Parts & Labor Warranty
Radon Stoppers, LLC provides a 5-year warranty on all parts and labor for radon mitigation systems we install. This warranty covers defects in workmanship and equipment failure under normal operating conditions.
If your system experiences a covered issue within 5 years of installation, we will repair or replace the defective component at no charge to you.
What the Warranty Covers
- Fan failure or malfunction under normal operating conditions
- Pipe seal failures caused by our installation
- System performance issues related to workmanship defects
- Any installation error that causes the system to fail to meet AARST/EPA standards
What the Warranty Does Not Cover
- Damage caused by unauthorized modifications, tampering, or repairs by third parties
- Damage caused by floods, fire, acts of nature, or other external events beyond our control
- Normal wear and tear on consumable components
- Changes in radon levels due to significant structural modifications to the property after installation
- Failure to maintain the system (e.g., blocked pipes, turned-off fans, damaged electrical connections caused by homeowner negligence)
- Systems installed by other contractors (repairs and upgrades are available at standard rates)
Post-Installation Radon Levels
We design systems to reduce radon levels below the EPA action level of 4 pCi/L and, in most cases, below 2 pCi/L. Over 90% of our installations achieve levels below 2 pCi/L. However, we cannot guarantee a specific radon level post-installation, as results depend on site-specific geological factors outside our control. We will perform a post-installation test and, if levels remain above 4 pCi/L, we will assess the system and make modifications at no additional charge.
Warranty service must be requested by contacting us at 763-222-9562 or radonstoppers@aol.com. Warranty is non-transferable to subsequent property owners unless a written transfer agreement is executed.
